Building Security
Building security is everyone’s responsibility. All residents are asked not to admit persons they do not know and to report any suspicious activity to the security desk. Visitors must call up to the until they are visiting and be buzzed-in.
If you are expecting a group of people (party, reception, etc.) please provide a list of names in advance, and calls for entry can be avoided.TabParagraph
The doormen are under instructions to NOT ADMIT anyone that they do not personally recognize as a frequent visitor or family member! Please do not chastise any staff member for following the standing security rules of the building.
Fire Evacuation
IMPORTANT INFORMATION IN THE EVENT OF A FIRE – EVACUATION PROCEDURE
In the event of a fire or a fire alarm, remain calm and call the fire department immediately through the doorman. It is possible to manually activate a general alarm in the building. To do this, pull the tab of one of the manual alarm boxes.
The boxes are red in color and are located at the end of the corridors near the emergency exits (east and west side stairs). There are also manual alarm boxes in the garages near the accesses.
Evacuation procedure
Close your condo door when leaving.
Take one of the 2 fire escapes to descend to the first level.
Fire escapes are located at the ends of the corridors (east side and west side).
Do not use elevators. In the event of a fire alarm, the 2 elevators are automatically redirected to the first level, where they will remain stationary.
The rallying point for residents is the building’s lobby.
If instructions are given to you, we ask that you please follow them, for your own safety and that of your family members and neighbors.
Evacuation procedure for people with reduced mobility
People with reduced mobility must go to the emergency stair landing located closest to their housing unit. From there the firefighters will provide you with adequate and suitable assistance to descend the stairs and reach the rallying point on the first level.
It should be noted that a list of people with reduced mobility is kept at the reception desk of the building. This list is given to firefighters during a fire event.

Overall building management is provided by the Board of Directors which is elected by the owners at the Annual General Meeting. The board is responsible for managing syndicate’s business affairs, enforcing the condominium documents (declaration, by-laws and rules) and ensuring compliance with the Condominium portions of the Quebec Civil Code. One of the key appointments by the board is the retention of a Property Manager to manage the building on a day-to-day basis. Property management at WPT is provided by Phoenix IV Management Services Inc.
Property Manager: Phoenix IV Management
Phoenix IV oversees all operational aspects of the condominium; security, building maintenance, financial accounting, recordkeeping, enforcement of rules and regulations, and liaison with owners. Administrative duties include collecting condo fees, paying bills, maintaining records on unit ownership, and dealing with resident complaints. They occupy the ground floor management office with on-site hours where they can be available to residents.
The property manager’s relationship with the board is a close one. They develop the annual budget for board approval, submit monthly financial reports to the board to track expenses, attend the monthly board meetings to update the board on projects or issues and monitor and report on maintenance and safety issues. Owners should view the property managers as an extension of the board and deal with them directly on any issues or concerns.

Superintendent
The superintendent is responsible for the front desk and maintenance staff, and is the primary interface with maintenance contractors that service building facilities. All reports of potentially damaging situations (water leakage anywhere in the building, for example) are directed first to the Superintendent for initial assessment and immediate action as needed.
Front Desk
The Front Desk in the outer lobby is staffed 24 hours a day, 7 days a week. Staff responsibilities are many but their primary job is to assist residents and visitors, to deal with any situation where emergency services are needed, and to monitor building security. The front desk staff should be residents’ first point of contact regarding most operational aspects of the building. Anything that they can’t resolve will be forwarded to the Superintendent or Property Manager for follow up. To contact the Front Desk, call 514-931-2811.
Cleaning/Maintenance
Staff are on site Monday through Saturday for general cleaning and maintenance of common areas. Although some high traffic areas such as the lobby are dealt with one or more times daily, other areas are cleaned according to an agreed schedule. Residents play an important part in the overall appearance of the building and everyone is asked to treat the common areas in the same manner as they would their own unit. Unlike hotels, condominiums do not have staff to pick up after people.
Larger maintenance activities are accomplished through outside agencies.
Third Floor Community Room
The party room is open to all from 7:00 am to 11:00 pm each day unless booked by a resident. This room is also used for General Meetings of co-owners.
Third Floor Patio
The 3rd floor terrace is available for the use of all residents. This area is open, weather permitting, all year round, from 6:00 am – 11:00 pm.
Moving In & Moving Out
Prior to moving in, all prospective owners/tenants must register with the Building Manager. Tenants will require Management approval of their lease before being allowed to move in.
Whether moving in, moving out or expecting a large delivery, you will need to reserve the freight elevator. Note that the building does not have a dedicated freight elevator -– the right-hand elevator is the one used for all moving and major deliveries. Complete the Elevator Booking Form indicating the date and time of day when you require use of the elevator. The elevator can be booked between 8am and 3pm, excluding Sundays and holidays. Conflicting requests are rare but submit your request to the Front Desk at your earliest convenience. For those moving in or out, there is a $xxx fee to cover normal “supervision and cleaning”. Staff will hang protective padding in the elevator as well as placing protective covering over the hall carpets when required. Should any damage result from the move, you will be held responsible for all repairs.
If you are moving out, you will be expected to turn over all pass keys to the building.
